Into the Future

After 20 years of use as apartments, Fairfax Hall is once again in need of significant updates and restoration.  Having pieced together grants, loans, Low-Income Housing Tax Credit funding from Virginia Housing, and Historic Tax Credit funding from the National Park Service, South River Development Corporation is excited to announce a 15-million-dollar restoration and renovation of Fairfax Hall.

During the renovations, original hardwood flooring will be exposed and restored whenever possible.  There will be a new roof, new storm windows, new energy-efficient heating and cooling systems, and additional insulation.  Each apartment will have all new appliances, wiring to support high-speed/broadband internet access, sensor-controlled exhaust fans, fire suppression systems in each kitchen, USB outlets, and LED light fixtures. 

The project has been scheduled in phases so that only a few of the current tenants will be displaced at any time.  Every tenant is being provided with alternate housing at no cost to them during the renovation of their unit.  Professional movers will be handling the relocation and storage of residents’ personal belongings. 

The office and common areas will be repainted, the floors will be refinished, and new common area furnishing will be installed.

Outside, the parking areas will be regraded and repaved to meet current ADA standards.  Dead or diseased trees will be removed and new trees and landscaping will be installed.

Renovations are scheduled to begin in November 2023 and completed by Fall of 2025.
