Greenstone Residence is a 13-room Intermediate Care Facility (ICF) licensed by the Virginia Department of Behavioral Health.  ICFs provide a higher level of medical care and intervention than other community-based interventions.  Tenants at Greenstone Residence receive round-the-clock care from a service provider.  Currently, these services are provided by the Valley Community Services Board.

Greenstone is an 811 PRAC, Project Rental Assistance Contract, governed by the U.S. Department of Housing and Urban Development (HUD). As such, HUD views this property as 13 rental ”units”, each bed being 1 unit.  Each “unit” is rented to an individual who is responsible to pay a portion based on 30% of their adjusted gross annual income.  HUD pays the unit rent less the tenant portion based on this calculation method.  The resident’s gross annual income is adjusted based on out-of-pocket medical expenses. 

South River Development Corporation provides the physical maintenance of Greenstone Residence and processes and approves applications for each resident based on HUD income limits and guidelines.  Valley Community Services Board assesses and approves each application based on medical needs and the service provider’s ability to meet those medical needs.
